Palm Bay Interchange & Emerald Lakes
Palm Bay Interchange project is an assemblage from multiple sellers of 1,650 +/- contiguous acres surrounding all four quadrants of a fully approved interchange and parkway being constructed on I-95 in Palm Bay, Fl. Zons initial involvement began in 2006, with all required approvals at the federal and state levels being secured in the fall of 2015.
The Interchange construction contract was awarded in December of 2016 with construction expected to be completed by fall of 2019. The interchange will connect to the St. John’s Heritage Parkway, also currently under construction. This site is now fully entitled to 3,700 residential units and 2.8 million square feet of non-residential uses.
Frontage Road Tampa Airport & Skyview Plaza
Frontage Road Tampa Airport project is a 37,000 square foot office property located immediately south of the Tampa International Airport, positioned between the two main runways. This site was acquired in 2015 as an expansion of Zons Tampa based GSA holdings, with the Social Security Agency as a primary tenant through 2021. Zons also saw an opportunity to secure additional entitlements to allow development of the excess property, without disrupting the current tenant base. In December of 2016, Zons received approvals to build a 300,000 square foot office and hotel project.
The first phase includes 100,000 square feet of office space and 140 hotel rooms in a 13 story tower overlooking the bay, airport, and downtown. Phase One is slated for commencement in 2019 and can be completed without disrupting the current tenant base.
MacDill Office Building
MacDill Office Building is a 55,000 +/- square foot office building located in Tampa, Fl at the entrance to the MacDill Air Force Base. Built, owned, and occupied by the MacDill Federal Credit Union, this facility was vacated when they moved into their new, larger headquarters. Zons bought the vacant property in October of 2005 on a speculative basis.
In March of 2006, Zons signed a ten-year lease with the United States Government, essentially doubling the value of the property. In early 2017, this site began re-positioning as a multi-tenant campus, in conjunction with additional adjacent property, catering to the defense industry. Now fully leased, it is expected this campus site will warrant an additional 55,000 square foot expansion over the next 3-5 year span.
